What is the Difference Between a Refurbishment and a Fit-Out?

When you’re looking to update, modernise or expand your workspace, two terms come up more than any others: ‘refurbishment’ and ‘fit-out’. While they’re often used interchangeably, they actually refer to two different design and construction processes.

What is an Office Fit-Out?

An office fit-out is the process of taking an existing, often empty, interior space and making it fully suitable for occupation. This will usually happen in a newly constructed commercial building or in properties that have been stripped back to their bare structural bones.

In the design industry, fit-outs are usually divided into
two main categories:

  • Cat A: This brings the building up to a basic, functional state. It includes installing suspended ceilings, raised flooring, basic electrical distribution and air conditioning.
  • Cat B: This involves customising the space to your specific business needs, including partition walls, meeting rooms, bespoke joinery, workstations, breakout rooms, branding and furniture.

What is an Office Refurbishment?

Unlike a fit-out (which starts with a blank slate) an office refurbishment is the process of updating, renovating or remodelling a space that you already occupy. If your current office is looking a little tired, no longer suits your hybrid working model or simply needs a layout optimisation to boost collaboration, a refurbishment is the answer.

A refurbishment can range from minor cosmetic updates (like a fresh coat of paint, new lighting and carpets) to deep structural changes, such as knocking down walls to create an open-plan layout or upgrading facilities.
